Property management in Saint Martin: 6 questions to ask your concierge company

You own a property in Saint Martin and are thinking of handing it over to a concierge company? Between promised returns and “all-inclusive” offers, comparing is not always easy. Here are the six questions we recommend asking before you sign.

1. Which services are really included?

Guest check-in, cleaning, linen, listing management, guest messaging, small repairs: ask for the exact list of what the commission covers and what is billed on top. A clear offer avoids unpleasant surprises on the first statement.

2. How are rental prices set?

In Saint Martin, demand varies sharply between the high season, from December to April, and the rest of the year. A good manager adjusts rates to the season, local events and occupancy, rather than applying a fixed price. Ask how these adjustments are made, and how often.

3. Who looks after guests on site?

A late arrival, a broken air conditioner, a question about the nearest beach: your guests need a responsive contact on the island. That is what makes the difference in reviews, and therefore in your occupancy. Make sure a local team can be reached throughout every stay.

4. How will you know what your property earns?

Ask for a regular statement, ideally monthly, detailing bookings, revenue collected, commissions and every expense, with receipts. It is the best guarantee of transparency, and an essential tool to manage the return on your investment.

5. Who maintains the property between stays?

The tropical climate wears equipment down quickly: salt, humidity, sun. Ask how maintenance is followed up, how contractors are managed and how repairs are proposed and billed to you. A well-maintained property rents better, and for longer.

6. What legal framework does the company work under?

Collecting rent or managing bookings on behalf of an owner is a regulated activity in France: the Hoguet Act requires a professional licence, professional liability insurance and, if the company handles funds, a financial guarantee. Ask for this information, along with a written mandate stating its duration and how it can be ended.
